Notice of Commencement
- Filed by the City, County, General Contractor or Owner
- Due within 15 days from the date of the permit or commencement of physical construction (whichever is later)
- If valid, restricts lien rights and payment bond rights to only those subcontractors and suppliers who file a Preliminary Notice
Preliminary Notice
- Filed by subcontractors and suppliers
- Due within 20 days after your first date of work
- Preserves the right to file and enforce lien and bond claims
Notice of Intention to File Notice of Completion
- Filed by the Owner, General Contractor, Surety, Lender, or Title Company
- Due 45 days before a Notice of Completion
- Requires subcontractors and suppliers to file a Good Faith Estimate of amount due
Notice of Completion
- Filed by the Owner, General Contractor, Surety, Lender, or Title Company
- May not be filed until Final Certificate of Occupancy or Final Inspection
- Requires liens to be filed within 90 days from filing of the Notice of Completion
Good Faith Estimate of Value
- Filed by subcontractors and suppliers
- Due within 10 days after the filing of a Notice of Intention to File a Notice of Completion
- Allows subcontractors and suppliers to demand assurance of finds for payment
